Unconditional Contract Stage

Once you have an UNCONDITIONAL CONTRACT the process is one of handling the actual SETTLEMENT of the Sale. As such, our team provides the following services to you:

  • Liaising with the Purchaser’s solicitor to ensure all required documentation is received from them;
  • Organising a repayment figure with your bank/lender and requesting a discharge of mortgage;
  • Meeting with you to arrange authorisations for the discharge and transfer of the property to the Purchaser.
  • Handling the e-dealing for the title, which is the electronic method titles are now transferred between the Vendor and the Purchaser;
  • Providing you with a copy of the settlement statement we will prepare to check before sending it to the Purchaser, and providing you with a Sale Statement to show you what balance (if any) you will receive on settlement.
  • Handling settlement by way of receiving the Purchase funds from the Purchaser’s solicitor.
  • Providing you with a wrap up letter advising of the change in title and important post-sale considerations.
